Looking for 2Br rental for next academic year (preferably starting August 1)

 My partner and I are hoping to find a place for rent in your great neighborhood - is anyone looking for two friendly smoke- and drama-free tenants, without pets? We're both academics; I'll be starting a new job in Boston and my partner will be on full-year sabbatical. We could provide plenty of references. Any tips or suggestions would be very welcome!

Are your requirements that you're in Davis? My wife and I live in Medford about a mile and a half from Davis Sq, and we're looking to purchase a house, which will have us out July 31st at the latest, although we're hoping to be out earlier.

Sure - it's $1495 a month currently. It's probably about 1100 sqf, 2 equal sized bedrooms. Nice sized entryway, Living room, Dining room w/ built in china cabinet, nice sized kitchen, and bathroom with a nice tiled shower (no tub). Parking is on street but the landlady lets us park 1 car in the driveway and we usually all park in the driveway during snow emergencies, etc. She also lets us park our motorcycles in 1/2 of the garage. We have laundry in the basement and storage if we needed it. Heating oil cost us about $100 a month during the winter. Gas (stove, hot water) is about $40 a month year round it seems, and electricity was around $80 in the winter, $100 in the summer when we're running a bunch of AC. Hardwood floors everywhere except bathroom (tile) and kitchen (laminate). The windows are new except in the front room where they're these old school windows with stained glass.

The landlord lives upstairs, she's super easy going though and allows pets w/ no issues. We also have a small grill on the back porch.
