husband transitioning to a new job (no longer a post-doc) in the next year... have two kids, but youngest is just 1 month old, i figure we can fit in out two bedroom condo until she's mobile as well.... so that times out to be about a year...

Completely unrelated to actually selling your house, I really like the jade plants in the back yard. How do you get them to grow such thick trunks?

Time, mostly -- the biggest one there is about 25 years old. My wife had the bonsai bug for a while, and while she's not working on any new trees any more she works on keeping the jade plants happy. They get to spend summer outside, which helps a lot, and they're repotted and trimmed just about every spring.

Frankly, we don't think there's anything wrong with it. Some people have commented on the lack of off-street parking, which I guess is important to them. We had a car when we bought the place and it never bothered us, and then we sold the car. Other than that, it's great.

Zillow *is* crap. It strikes me as a high condo price rather than a single family price. Floors look gorgeous. Outside space like that is very hard to come by in the city. Kitchen appears adequate (though not top of the line), and the bedrooms look nice. Good square footage too, though that depends on how much of it is attic space versus the rest. I'll admit that I'm not familiar with the neighborhood.

It's been a while since I've looked at the market, but a recently renovated, 3BR 1700 square foot condo would go for $400, no? Surely, no garage or no off-street parking are hits, and I imagine there's no central air but we're still talking about a single family here...

My point is that if everything is on the up and up, I wouldn't think this will last very long.

Ours was a 3BR, 1500 square foot condo with off-street parking that went in the mid $300s a year ago, and prices have dropped since then. A bit farther from Davis, admittedly, but not much. It's just a sucky, sucky time to have anything to do with real estate.

The market for single families and condos is VERY different. Condos go for much more than an equivalent single family (equating sq footage). That's the way it is.

Which would be why I compared the OP's 2100sq ft, 5 BR to a hypothetical 1700 square foot 3BR. Seems like a nice place for the money... and priced in a range where folks that had previously been considering a higher end condo may want to take a look at it.

Yup. I'm very curious to find out if the OP will get that price. If it's true that it's a great deal, reasonable offers should come in pretty fast.

Not sure I agree. There are some high end condos that cost more than SF homes but there are lots of SF homes that cost more than average condos.

The markets are different. Right now the condo market is softer than the SF market. It takes a lot of time to sell anything now unless its a steal.
