If it's super close to Davis, it's prime for the higher-end market so leave the big kitchen. Someone (or some couple) with enough cash will rent it and appreciate a kitchen with room to really cook. And keep the bathtub (re your later post) because while shower stalls are OK, they don't fit a higher-end aesthetic. Unless it's a super nice, large shower stall.
