Hi- I have to go to a Zoning Board of Appeals meeting for a special permit to expand an existing deck. I was just wondering if anyone knows what sorts of things they ask in these meetings?

Would recommend the individual/company that you contracted for the work either attend with you or have them go over any possible questions. I know as a owner of a single or 2 family home you can pull your own permit for any work being done, but for anyone you do contract would exempt them from their own insurance, but the city has very strict rule of how close "new" structures can come to the property line.

My experience is that the local attorneys are of limited help if what you want to do is reasonable and neighbors aren't screaming bloody murder. I would bring lots of pictures and diagrams to answer any questions they might have; information about new amenities you will add to your property, like landscaping; and, most importantly, supportive neighbors or letters/petitions from your neighbors in support. And be prepared to revise your plans based on their input and/or staff input- don't do expensive drawings or plans until you have your approval in hand, they may need to change. Good luck!
