In Coolidge, there is a dedicated loading area in front of the store. At the Buck a book section of the road, there could be an enforced loading area foe a few hours a day for TJ deliveries...
As far as pushing out existing retail tenants, getting rid of Family Dollar and McDonalds for a TJs would be fantastic -housing investors in the area would see an immediate increase in property values!
