It looks like I'll be selling my beautiful two-family house in Davis. This is my first time selling a house, and I'm a bit overwhelmed by the barrage of postcards from brokers offering free CMAs. Has anyone had particularly good (or bad) experiences with brokers?. I'd prefer someone who knows this neighborhood.

i worked with jay gardner at chestnut hill realty on mass ave. cambridge when we were buying a house. they do selling too and he is great. he knows somerville pretty well too.

Dave Scott, the owner of Apartment Rental Experts, is also a broker. So he definitely knows the neighborhood. He was my landlord and after I had to move to a smaller place, he got me a great deal. Very trustworthy.

Nice location! There's a new website (zillow.com) that does a really good job of providing a market price of property based on recent sales, etc. Basically does a realtor's CMA, or at least is a good starting point. I've done an embarrassing amount of research on the market in Somerville (though I'm not a realtor, so grain of salt here) and Zillow was spot on what I think my place is worth.
