I'm helping my California-based landlord find tenants for the 3-bedroom opening up on the 1st floor of our house September 1st.
The house is located on Bay State Avenue in Ball Square, right by the corner of Broadway and within a minute's walking distance of places like SoundBites, True Grounds, the upscale White Hen ("Yup Hen"), El Guapo, and the rest of cozy Ball Square. It's a 9 minute walk to Davis and the T, and one block from Powderhouse Park and bus routes.
Our landlord allows both cats and dogs (vicious bitey dogs are not welcome, however.) There are cats in the 3rd floor apartment. Other kinds of pets are also welcome. Outdoor smoking only (but there are covered porches for that).
The apartment, and the house, are not luxurious. Hence the budget-friendly price. But the apartment is very spacious and fully appointed with oven/stove, fridge, etc (I don't think there's a dishwasher, but dishwashing is good for your character.). It is excellent student housing, and that's who usually lives there. It has front and back porches, living room, dining room, eat-in kitchen, bathroom with tub, yard, garage, free shared basement laundry, and 3 bedrooms. One of the bedrooms is on a mezzanine level and is very nest-y and private. Off-street parking is negotiable. Up to 4 people are allowed to live in the apartment.
The rent is $1800, non-inclusive of utilities. So, all this plus great upstairs neighbors? It's all good. He's a great landlord, too. If interested, I can be reached at moonstonewater at yahoo dot com.

For property issues, we're all as autonomous as we can about the little household things. Like, if your sink is clogged or the overhead bulb needs changing, you'd have to do that yourself. But for bigger things, like if water heater broke, we call him or e-mail him, and he sends local repair/plumbing/electricians out to deal with the problem. One caveat of that is that if a repair person is coming, someone from that apartment has to be there to let them in (there's no superintendent type person). But, those problems don't happen very often. Averages maybe once a year for me.

(by qualified, that means being able to prove you have an income, or if you're a student and not working, that your parents are willing/able to pay your rent.)
