I'm trying to see how much my unit compares in price and amenities to other one bedrooms in the area. Craigslist hasn't been much help, as there are few one bedrooms listed. Would love to hear thoughts on how much monthly rent should be for a one bedroom on the first floor with off street parking, washer/drier in the basement, disposer, dishwasher and a fairly large backyard. Location is between Ball Square and Davis Square.

It looks like $1600-$1800 seems to be the going rate, but would love to here people's thoughts.

There are unfortunately not as many 1 bedrooms out there as there should be; despite the alderman's constant whines about how we need more larger units, in fact smaller units like 1BRs and especially studios are actually what is missing.

Sorry for editorializing. Your estimate seems about right to me, though maybe range should be expanded a little, I'm assuming condition is decent? You pay utilities?

We live in that area and have a similar unit that's been recently renovated and has a dining room, but has no parking included and a relatively small yard. We pay $1950 a month which is pretty cheap for the area, mostly due to the fact that our building is landlord-occupied and the landlords are really cool folks that only own that one building. We moved from a place closer to Davis near Teele that was the same price but in much worse shape, fewer amenities and has almost definitely gone up past $2k a month this year, probably due to the fact that the landlord owns many properties, lives outside of the city, and just wants to get all the money he can for them without putting in any effort or improvements.

If you find a unit with all of that at $1800, take it immediately.

Aren't there a few rental agents in that area? Of course, their inventory will be the expensive part of the market, but if they turn up something decent for less than you're paying, you're likely paying too much.

You're finding similar places for $1600? Wow! My building is near Davis, on Day St. New tenants pay $1800 for a 1 bedroom and that includes heat. There is no parking, no dishwasher, no disposal, no yard, no balcony or other outdoor space. There are 3 washers and 3 dryers in the basement for 50 apartments.
