real estate lawyers/mortgage brokers?

i'm in the home search -- condos specifically.
has anyone in this community had great experiences with a residential real estate lawyer and/or mortgage broker?
i'm already pre-approved, but would like to get my ducks in a row when it comes time to pounce on a place.

Can't help you with the broker, but Nancy Dreyer (http://www.koffmandreyer.com/) was the lawyer I used for my condo purchase 4 years ago, and she did a great job. We had some minor issues (like needing to get the seller to cover a roof replacement) and she was a huge help.

I've worked with Ellen Collins of NE Moves Mortgage for two mortgages now and she has always been really helpful. The friends that I have referred have also had good experiences. She works several days a week out of the Caldwell Banker on Highland which is fairly convenient.

I also have had Neal J Berman as my lawyer (both for buying a condo and advising me about having tenants) and I would recommend him. He works out of an office on College near the Powderhouse rotary.

Mortgage broker: we like Carol Luddecke (hey, http://www.carolluddecke.com/ , that's easy). Honest, straightforward, can refer you to lots of useful people, will work to understand your situation and optimize loans around it.

We worked with Jill Busny at Wells Fargo for our mortgage(s) and found her to be excellent. We used David Nickerson for our RE lawyer and also thought he was excellent, and thorough. If you want phone numbers, I'm happy to email them to you!

We have been very happy with Robert Madden at Cambridge Savings Bank in Harvard Sq. They keep their mortgages in-house, so they can take special circumstances into account if your mortgage/housing situation doesn't meet the stricter secondary mortgage market requirements.

it's best to work with someone who has done a loan for someone you know. that way you know they won't try to pull a 'bait and switch' on you.
also, ask the the broker if they will disclose all of the fees they are getting (hint, as about "YSP").

A good broker knows market rate. They know and have relationship with many lenders in area. They familiar with current rates, terms, prepayment penalties, fees, etc. Many have correspondent relationships because of loan volume they do with specific lenders and may be able to get you lower rate or better terms because of it.
