I'm finally selling my condo in Davis Square and I need a lawyer for the closing. These three folks were recommended by my real estate agent:
* Kelly Bonnevie, Esq. Wilson Marino & Bonnevie, PC www.wmblawfirm.com
* Anthony Troiano, Esq. www.troianolawfirm.com
* Mary Doyle, Esq. Ligris & Associates

Anyone had any experience with any of them or have alternatives to suggest?

Record breaking home sale in Somerville [edited]

On March 23, 2016, in Latest News, by The Somerville Times

By Ross Blouin

The highest priced single family home listed and sold here in Somerville recently closed last week at 63 College Avenue, just two blocks out of Davis Square.

Norton listed the home last fall for $1,690,000, then it was taken off the market and recently put back on for the same amount and in one day went under agreement, at a selling price of $1,690,000.

The home was sold at full price to a young family from London, England, who will soon be moving into their newly renovated Somerville residence. The new owner, a well-known movie producer/director, is excited about moving here to Somerville and becoming involved in the community.

I got a strange letter in the mail today from someone named "Young" (not sure if this is the first or last name - it was just "Young") wanting me to sell my house in Davis Square. It looked like it was meant to look hand written on legal paper, but actually seems to have been printed in 'handwritten style'. The return address is 1085 Comm. Ave #311 in Boston, but googling shows this as a "Florida foreign profit corporation". Has anyone received these? Is it fair to ask, WTF?

Edit: Stranger still, the phone number given is for a roofing company in Lynn.

I'm looking for a real estate agent that can I help me sell my one-bedroom condo between Davis & Ball Squares. I live across the country, so they would have to be good at working with a seller who is not local and willing to work with me to get the house staged (if necessary), cleaned up and any fixes that need to happen. Any recommendations?

Looks like a bid has been chosen for the Powder House School site.  Details in the city's press release:
http://www.somervillema.gov/news/powder-house-school-site-redevelopment-recommendation-accepted-mayor

I've read the proposal, and while there are some good design ideas that will open up, expand, and enhance the public outdoor spaces in the site, the building use will be focused on housing and commercial space, with only token concessions to SomerVision's priorities of arts and community oriented space. It's a far cry from the most exciting of the proposals, like the possible new home for Artisan's Asylum (I really hope they have other options they're considering and that this wasn't their only shot at staying in Somerville!).  But here's my big question: why is the city accepting a bid of only $2.7 million for a property that is valued at $7 million (and post-development will be potentially valued at more than $20 mil)?

Additionally, of the 40 housing units 7 will be designated affordable (a better proportion than at Assembly), and 12 units will be designed for aging-in-place, though I note that the degree of overlap of the affordable and senior housing is not stated.  Has anyone heard what the plan is in this regard?

That said, I'm glad the city is moving forward, as the most important thing is to get our vacant spaces into development before they become a public safety hazard, like certain Social Security buildings we all know.

I am thinking of (gasp) selling my Somerville place and moving to Boston. I would like to use the same realtor for the whole process. Any suggestions?

I'm looking for a 1 bedroom apartment in Arlington, Medford, or Somerville. Arlington
Center is my first choice, but I'll consider anyplace in Arlington, Medford, or West Somerville.

I only have a few deal breakers:
-- It must get good natural light.
-- It must be either on the first floor or in a building with an elevator.
-- Both the apartment and the house/building must be well maintained.
-- It must have off-street parking.
-- There must be laundry in the building (coin-op is ok.)
-- It must be at least 500 square feet.
-- It must be quiet. I don't mind car traffic, but I don't want to be near
loud parties.
-- Rent must be $1400 or less with heat included (or lower rent if heat
isn't included.)

Beyond that there are plenty of things I'd like, but I'm willing to
compromise.

A bit about me:
My name is Julie, I'm 35, and I've been living in the same apartment in
Somerville for almost 9 years. I have also lived in other areas of
Somerville and in Medford (and in other towns outside this area.) I live
alone, I don't have pets, and I don't smoke. I pay my rent on time every
month. I am quiet and I don't throw loud parties. Sometimes I'll invite a
friend or two over to chat, knit, and play board games. I'm friendly,
smart, and caring. I love spending time with my nieces and nephews and I do
volunteer work whenever I can. One day I hope to own my own home so I can
get a couple of dogs, but for now I'll forego the pets so I can live in
your lovely apartment. I can provide references if you need them and I have
fantastic credit.

If you or someone you know is looking for a tenant like me, please email me

My husband and I just bought a house in Medford so somewhat sadly need to move out of our Ball Square home. Slightly outside of Davis (10 min walk) but we still consider Davis to be our 'hood so I hope this is OK to post! We've been here 6+ years and have taken very good care of the place! Bottom floor of a typical triple decker. 2 bedrooms, 2 full bathrooms, large office, living room & EIK. 1 off-street parking spot, coin-op laundry in basement and lots of storage, back yard. Wonderful landlord.

Friend of mine is looking very hard for a not-insanely-expensive small office space (~300 sq. ft, approximately, though the size needed will vary with the shape of the space) near Davis or nearby on the red line. Craigslist seemed like a useful answer, but the options he's seen there are skeevy or expensive or both.

Most of what I can find online requires signing up for some service to get details, or is commercial real estate for sale, not lease (i.e., yes, I've tried Google, and I get nothing useful).

What brokers/agencies can you recommend to find some decent small-office commercial listings that don't cost multiple thousands per month?

Hi all,

long time lurker - first time poster...

I'm looking to rent a garage near davis / tufts. Ideally on or near Powder House blvd.

So far Craigslist has not yielded any replies - but here is the ad anyway :
http://boston.craigslist.org/gbs/rew/4463801985.html

Anyone know someone renting a garage or willing to share a garage? I just need to store a 2-3 motorcycles out of the elements (not loud harleys, these are older quieter bikes).

Any help or pointers to other sources that you can recommend for finding available garages in the area would be most welcome.

Thanks!
Luis

Can you recommend a home inspector who is very informed and has no conflict of interest, for consultation prior to buying a condo in Somerville/Cambridge? Thank you.

Hey everyone. My friends and I are buying a multi-family so we can begin a new life together as a happy chosen family. To do this, they need to sell their condo. It is the sunny upper unit in an old two-family home just under 1,000 square feet with a finished attic. One bedroom, kitchen, living room, office/small bedroom, and bath on first floor. Master suite with bedroom and bath plus insulated storage on second floor. Large fenced yard. Two deeded parking spots.

The property is at 28 Foch St. It hasn't posted yet but the price is dropping again and they will be having an open house this Sunday.

Sadly we couldn't afford to stay in the Davis area, but we are only going to Watertown so we won't be strangers. Thanks for your interest.

We are sadly moving away from the Davis (Teele) area and are looking for someone to take over our lease (runs through August 31). Rent is $2040/month not including utilities. Text of craigslist ad is below, follow the link for pictures: http://boston.craigslist.org/gbs/abo/4295897491.html

--
Opportunity to take over our lease at below market rent for a 2 bed in Davis Square area! Under 10 minutes walk to the T and Davis Square, 2 minute walk to Magnificent Muffin and Teele Square.

This unit has hardwood floors throughout, two equally sized large bedrooms, an eat in kitchen with gas stove and dishwasher, pantry, dining room and large living room with pocket doors. The shared basement includes a designated storage space and a washer and dryer. Apartment has a shared front and back porch and ample backyard for cookouts or bocce games.

The apartment comes with the rights to the driveway which can hold up to 4 cars.

Rent is $2040 per month (not including gas and electric) and you would be taking over a lease that runs until August 31st 2014. We have lived here for 3.5 years and love it. However, we recently purchased our own home and need to move as soon as possible. The apartment is available March 1 and potentially a few days earlier. Cats are negotiable with the landlord.

Hi
Would you please pass this info along to anyone you know that might be interested in moving to Davis? We have a residential condo for sale that comes with a small carriage house that can be used as an office for a doctor, lawyer, etc (or even additional living space as it also has a full bath and kitchenette) Both units gutted to the studs three years ago and are in perfect condition.  Here is the craigslist ad----thanks

My brother-in-law has been working hard on an awesome tiny house project. Built entirely by himself, and close to completion, he is now seeking help/information/leads on a place to set it down permanently, either by renting or purchasing space.  Please visit the following link for more details:
