In general, this house is in substantially better condition, and as another poster has pointed out it has five usable bedrooms (we've configured them as three bedrooms, a playroom, and an office). Taxes are roughly $3500 annually, with the residential exemption. There is only on-street parking (no permit required), and we've never had a problem finding parking (nor have our visitors).

The exemption shaves off 50%, right? Wonder where they get their numbers...

Our experience in looking for housing over the past few years is that you shouldn't trust Zillow for anything but grossly approximate numbers.

Is it certified deleaded?

It is not. We've raised our two kids here and we're not worried; the amount of exposed original paint is fairly minimal (if you look at the pictures you can see that most of the trim is wood, and the windows have all been replaced).

What I was most curious about when I saw it was - if the chimney was just completely cleaned/rebuilt/etc, why was the franklin stove left nonfunctional?

We had priorities other than making the fireplace functional (like, the multiple room renovations). The chimney was rebuilt because it needed it, and because it serves the furnace in addition to the fireplace.

That's pretty big! Price seems right to me, but I'd be surprised if you got over 450K, these days. Just my general intuition. I hope you get your price, though, since I want the neighborhood to keep value up...
