Our condo association is looking to hire a new property management company for our 42-unit condominium building in North Cambridge (very close to Davis Square.) We are looking for a company that would handle the bookkeeping, coordination with repairmen, bill payments, etc for our association. Also, we might be looking for an new on-site building superintendent (8 hours per day) depending on what kind of services a management company might offer.

Any information or recommendations for a property management company, preferably a company with experience in managing buildings with more than 10 units would be appreciated. (I do understand that the size of the building is not typical for the area, but we could use any information regarding property management companies you might have from personal experience, friends, colleagues, etc). Thanks!

(Note: I've looked through older posts but they are mostly about rental properties, or much smaller condo buildings.)

I'm in a 10 unit building near Davis, and we recently signed up with Go Management (http://www.gomanagement.net/). So far, we're very happy with their service. They respond quickly to requests, they are very responsive to e-mail. They are small (about 50 buildings under management - some your size, some smaller than ours), local (all buildings in Cambridge and Somerville), not very expensive, and they do all the things you mention in your post (well, I don't know about the on-site building superintendent - that's not applicable in our case).

I was going to mention Go Management as well. I've had to deal with them in connection with condo sales and it's always been painless, anyway. Also, they're on Mass Ave in N. Cambridge so very close to you, too, in case you do ever need to go in and yell at anyone in person. ;)

When I was a condo trustee of an 18-unit building, we used Barrington Management in Arlington and had good experiences.
