Does anyone know what's happening with the land on Somerville Ave, where they were talking about putting a new fire station? I haven't seen any updates on it and am intensely curious.

from a Davis Action Group newsletter that I received today:

During a recent neighborhood meeting, Carla presented revised plans for redeveloping Johnny D's. Most notable is that she will not be demolishing the building, but renovating and building in two phases. The first phase is to renovate the existing structure to support three additional floors and lease 3300 sf of commercial space out as soon as possible. The second phase will be construction of the residential floors which will include 7 units, one which she will live in. She will rent the other 6 units.

Carla hopes to begin construction on phase one in June and to submit to the Zoning Board of Appeals for phase two In June.

She is currently selecting materials for the facade and considers it a building with two faces. The Holland Street side will be more modern and the Winter Street side will fit in with the abutting residential neighborhood.

She is actively seeking potential commercial tenants that will contribute to the vibrancy of the neighborhood and is talks with several potential options.

The email below the cut was sent to Davis Square business owners late yesterday.  There is necessary utility infrastructure work to be done by Eversource in support of the grocery tenant coming in to 240 Elm St.  DPW was able to negotiate a schedule that will also allow water main work to be done in the same area, to avoid having to rip up the roadway twice in that spot. Work will begin this evening (5/24/16) at 6:00 PM and is scheduled to be completed by Thursday morningFriday by noon.Read more... )

Somerville officials demand $138K in labor costs after collapse before grocery moves into 240 Elm St
mayoral spokeswoman Jackie Rossetti told the Journal officials have sent Argiros numerous other invoices seeking an additional $138,044.14 for city-labor related expenses surrounding the building between July 22, 2015 and March 3. She said city officials will hold the building’s certificate of occupancy until they receive the payment.
Work cited in the invoices include fire and police detail, DPW labor, material, and overtime costs, inspectional services overtime, and traffic and parking meter and overtime expenses, with traffic and parking payments alone costing more than $75,000.

While it's certainly not uncommon for me to be clueless as to the redevelopment going on around me in Davis I was kind of surprised when I got a notice of the Somerville Street Improvement Project starting in Davis next week. I'm certainly all for the improvement of the streets and sidewalks of my neighborhood, but was shocked to learn they're going to be replacing the charming red brick sidewalks with poured concrete. Anyone know more about this?

Fresh Foods Store Coming to Davis Square’s 240 Elm St. Building

Urban grocer’s model aims to focus on fresh foods

An urban grocer, Fresh Formats LLC, has filed building permit applications to open a fresh foods market at 240 Elm St. in Davis Square, the site of the former Social Security Building. Ongoing renovation of the building is underway and it is expected that the 11,000-square-foot ground floor will be a neighborhood market later this year.

The building, which is currently vacant, also includes 20,000 sf of office space on the two upper floors that will be occupied by Davis Square Architects, a long-time tenant prior to the renovation, and others. An additional 2,400 sf of office space in the basement will be leased separately.

“Neighborhood residents have been clamoring for a grocer to complement the neighborhood’s specialty grocers including McKinnon’s and Dave’s Fresh, so this is welcome news,” said Mayor Joseph A. Curtatone. “To have the kind of truly livable squares our community values, we need neighborhood grocery stores, as well as services that cover the full range of community needs from banks, salons, and eateries to pharmacies and doctor’s offices. It’s this mix that helps transform a simple business district into a vibrant town center.”

Fresh Formats LLC is an Ahold company. They developed the bfresh® concept which debuted in Allston, Mass. September 2015. bfresh emphasizes fresh foods including organic produce along with natural and bulk foods and conventional groceries. The site plans received by the City also include an onsite bakery and a “Little Kitchen™” offering prepared foods made from scratch.

“My hope is that we not only have a new fresh foods market in sight, but a new community partner that will be a good neighbor in the square,” said Ward 6 Alderman Lance Davis. “With the loss of places like Farmer’s Bounty, it’s good to see another grocer coming to help anchor the heart of the square.”

A permit, issued yesterday and posted on the door, says "DUNKIN DONUTS TENANT IMPROVEMENT."

Looks like the DD entrance will be at the east end of the building, next to Buffalo Exchange, while the supermarket entrance will be at the corner of Chester and Elm. I believe the plan is still to have an openable partition between the Dunks and the grocery store, so that they can keep different hours if desired.

(We still don't know who the supermarket will be.)

Has anyone heard anything about the property being sold where Dick's Auto Body is, on Elmwood St just next to the bike path? I heard a rumor about this, and was wondering if anyone else could confirm it.

As a reminder, there will be a neighborhood meeting tonight (6:30-8:00 at 48 Grove St., Suite 304) regarding the proposed development at 88 Dover St. (next to the Ideal Auto parking lot).  The developer will present revised plans reflecting changes discussed at previous neighborhood meetings.

I found a flyer on my porch (not in the mailbox) advertising a meeting regarding the proposal of a mixed -use development in that space. The shop closed a few months ago as the
owners retired. The meeting will be held at the site 346-352 Highland Ave.

The flyer was tuck into my porch railing and I would have tossed it had not a neighbor alerted me to the flyer.

As many of you are aware, there are two new food establishments proposed in Davis Square. There will be neighborhood meetings to discuss each of these proposals next week on Tuesday, January 26th. The first is the proposal for Opa Greek Yeeros at 378 Highland Ave. (Planning Staff Report).  The meeting will be from 6:00 to 6:45 at the site, 378 Highland Ave., which is the former Kick@ss Cupcakes location.  The second is the proposal for Oath Craft Pizza at 280 Elm St. (Planning Staff Report).  The second meeting will be at 7:00 PM, also at 378 Highland Ave.  Both matters have or will be continued until the February 3 ZBA meeting. Some time yesterday, the developer of 240 Elm Street finally removed all the remaining scaffolding, jersey barriers, and other obstructions on the Elm Street sidewalk. I don't know whether the city plans to move the bus stop back to its old location.

The Chester Street sidewalk is still blocked by continuing construction on that side of the building.

Here's an update from the Somerville Journal. No official word yet of who the new tenant will be to replace Roche Bros, but I keep hearing that it will be some sort of grocery.

In an interesting development that is sure to put the mayor in an awkward position, Wynn wants to build a footbridge over the Mystic river to connect the Wynn casino site to Assembly Square. I know the possibility of a bridge has had support from people who don't even plan on visiting the casino, but according to our mayor: “A footbridge would benefit Steve Wynn and Steve Wynn only."

Any recent developments on that big hole in the ground in Teele Square? Last I heard there was residential/commercial development on the table but the property required environmental remediation.
